General Terms
Deposit
When booking (only via email or our site; bookings through other channels are subject to the terms of the respective booking platform), a deposit of 30% must be paid. This deposit serves as confirmation of your reservation and must be paid no later than one week after making the reservation. Your booking is only confirmed once the deposit has been received. The remaining balance must be settled at least 30 days before arrival.
The security deposit is paid on-site and will be refunded to your account within two weeks after your stay, provided no damage or loss has occurred. Any damage or additional costs will be deducted from the deposit. One week before arrival, we (or our agency managing the rental) will contact you regarding access to the apartment and all further information about your stay.
Cancellation
If the tenant wishes to cancel for any reason, the following fees apply:
- The tenant will receive a full refund of the deposit if cancellation occurs up to 30 days before arrival.
- The tenant will receive 50% of the total amount if cancellation occurs between 30 and 7 days before arrival.
- No refund will be given if cancellation occurs within 7 days before arrival.
If the tenant does not use the holiday apartment or leaves before the end of the rental period, no refund will be issued. The tenant may take out cancellation insurance with their own insurance provider.
Practical Information
One parking spot is available underground and details will be communicated. Only the tenant and the number of persons listed in the rental agreement are allowed to occupy the apartment during the specified period. The number of adults and children will be specified at the time of booking, and any changes must be communicated in advance. The owner reserves the right to evict tenants and/or claim €250 in damages in case of non-compliance with these rules.
The apartment can be accessed from 4:00 PM on the day of arrival and must be vacated by 10:00 AM on the day of departure due to cleaning. Final cleaning is mandatory and added to the rental price. The owner reserves the right to deduct an additional amount from the deposit if the apartment is left in poor condition.
Upon departure, dishes, pans, and cookware must be cleaned and stored dry. The oven and refrigerator must also be left clean. The same applies to rooms and furniture. All waste must be disposed of in the wastedrop containers or taken with you. Leaving waste behind will result in a deduction from the deposit.
It is not allowed to sleep without using bed linen! If this is noticed after departure, €50 will be deducted from the deposit. A linen service is available for a small fee (see FAQ ).
Damage
The holiday apartment has been fully renovated and is in perfect condition. It is inspected after each rental during cleaning. During the rental period, the tenant must manage the apartment responsibly. The tenant is liable for any damage caused during the stay and must notify us immediately in case of damage.
Any complaints must be reported within 48 hours of arrival by phone. We will then seek a solution as quickly as possible. The landlord reserves the right to visit the apartment during the rental period for inspection or urgent repairs.
If the apartment becomes uninhabitable due to force majeure, the tenant will be refunded for the remaining rental period, but no additional compensation will be provided.
We cannot be held responsible for temporary interruptions in electricity or water supply. The tenant has free access to TV, internet, and all household appliances. No financial or other compensation can be claimed if any of these devices malfunction. Tenants are kindly requested to report any defects immediately. We will do our best to resolve the issue as quickly as possible.
The tenant uses the apartment and terrace at their own risk. The landlord cannot be held responsible for any damage or loss suffered by the tenant.
House Rules
The apartment is located within a complex of other apartments. We kindly ask you to respect the quiet hours between 10:00 PM and 8:00 AM, both inside and outside. The apartment is intended for couples and families with children, not for groups of partying youths or adults.
Pets are not allowed, and smoking is strictly prohibited. To ensure a smoke-free environment for all guests, a €250 damage fee will be charged in addition to the deposit if smoking traces are found (odor, cigarette butts, ashes).
In case of loss of keys (especially those for the certified burglary- and fire-safe door), a €75 fee will be charged for replacement of door key and badge, a €60 fee will be chraged for replacement of the parking remote. This cost will be deducted from the deposit.
Utilities
All utilities in the apartment are digitally monitored, including consumption. The rental rates include normal usage of water, gas, and electricity. However, if excessive consumption is detected during a stay, an additional charge will be applied or deducted from the deposit. Excessive consumption is defined as usage more than 50% above the average for that period (based on the last 30 days of usage).
Property Value Allocation
The value allocation of Parkville Lighthouse (Maurice Devriendtlaan – 31/602) is determined as 90% real estate (building) and 10% movable property (furniture).
